A standard fixed-rate loan has a fixed interest rate, a fixed term, and a fixed monthly payment for the term of the loan, which may range from 10 to 30 years. The fixed rate, long-term mortgage appeals to homeowners who plan to remain in their homes for more than 7 years and who wish to keep their monthly payments stable. This mortgage is well suited for borrowers who do not want the risk of interest rate increases.
